Position Details:
Start Date: 11/30/2017
Salary/Wage: $64,198 to $74,649
Terms/Schedule: 12-month position; full-time, 40 hours+ per week
Appointment Type: Full Time

Description:
The Green Bay Area Public School District is accepting applications for a Facilities Project Coordinator. This position is responsible to provide ongoing maintenance of all District's facilities, properties & equipment, as well as organizing & managing District construction projects, repair & maintenance projects. Maintains all types of building hardware, doors & windows.

Qualifications Required:
Bachelor's Degree in business administration or engineering technology, or Associate's Degree in management, construction management or related field
Five (5) years successful experience in construction management.

Knowledge of bid specifications; state & federal regulations pertaining to Occupational Safety & Health administration, Asbestos Hazard Emergency Response Act & Americans with Disabilities Act; building & safety codes; building management; building hardware, doors & windows;
Ability to read & comprehend buildings plans & specifications & ensure compliance; Maintains District keying system; Management & supervisory skills.

Qualifications Desired:
Knowledge of current building codes & ordinances & current safety practices.
Experience in project management.

Essential Functions:
1. Follows safe practices & adheres to safety standards.
2. Works with architects & contractors to assure compliance with life safety codes in all buildings.
3. Ensures compliance with all building health & fire codes. Consults with local building inspectors, state & federal Department of Industry Labor & Human relations (DILHR), Department of Natural Resources (DNR), Environmental Protection Agency (EPA), Department of Health & Social Services (DHSS), & Department of Public Instruction (DPI) inspectors.
4. Ensures compliance with ADA.
5. Works with various agencies to identify & correct safety violations.
6. Works with Building Inspection Department to obtain building permits.
7. Implements compliance with all Federal & State regulations.
8. Recognizes hazards using knowledge of WI State Codes in reference to school buildings such as: exit, fire, illumination, boiler & pressure vessel, plumbing & heating, & other codes applicable to school building operation. Corrects the hazards & enforces safety rules & standards.
9. Responds to after-hour boiler, security, & emergency alarms & calls.
10. Develops & administrates processes for dealing with emergency repairs, vandalism, & burglaries.
11. Meets with architects, contractors, engineers, & inspectors providing technical input.
12. Issues & verifies purchase orders.
13. Develops specifications for the purchase of materials, equipment, & services. Provides for a bidding process that conforms to State Statutes & District policy.
14. Provides technical reviews & recommendations on construction, repair, & service contracts.
15. Contributes to the establishment & administration of schedules & procedures for District construction projects, ongoing maintenance of all school facilities, properties & equipment.
16. Provides an ongoing list of all building projects for long-range planning in programs relating to maintenance District's properties & timelines for implementation of those plans.
17. Develops plans & specifications & administers special projects, as needed.
18. Participates in plan development for remodeling & new construction.
19. Manages interior building remodeling & repairs.
20. Measures, orders & replaces broken windows.
21. Coordinates schedules, & reviews work requests.
22. Directs the ongoing review, evaluation & development of rules, guidelines, procedures & practices as required by law & consistent with the policies of the Board Education.
23. Acts as substitute for other managers as required.
24. Performs other duties as assigned by supervisor.

Working Conditions Involve:
Frequent deadlines under pressure; disruption of daily schedule; on-call for emergencies after hours, including weekends & holidays; travel in & outside the district; high level of decision making & confidentiality
